Question by LISA (WONDERSOME VERSION 8.0): If you have a gauranteed sale with your "new"home builder and a mortagage? company will refinance my current home and give me an equity pullout line of credit to cover the down payment on my "new" house is this an okay solution to buying a new home without having to move and rent a home until my new one is finished being built. It is if you are not required to sign an Occupancy Statement at closing specifying that the home upon which you taking out the equity loan will continue to be your primary residence. Even then it may be okay if you will be occupying the residence for at least 6 months. It will depend on your investor's requirements. First Horizon Home Loans has a loan called a Departure Line of Credit that was designed specifically for this purpose.

AS A PROFESSIONAL IN THIS INDUSTRY, BE VERY, VERY CAREFUL ON THE ROAD THAT YOU ARE ABOUT TO EMBARK ON. Departure lines of credit are a good thing, but what if your home does not sell for the amount that you refinanced at??? What if your home sits on the market for 6 moths and you cannot find a buyer that would be willing to give you what you want for the home. I have been party to situations like this one, and the stress that it has caused is overwhelming on ALL parties involved in the transaction. Furthermore, I know First Horizon's sales tactics, and they are just not a company that you want to involve yourself with. The mortgages that they write have undeniably been inflated. I would hate to see you go through this. Your best bet is to be patient. If a builder cannot pre-approve you on your current status, then go to another. Also, there are plenty of loans out there that will give you 100% financing on the new home, along with giving you time while the new home is being built. The Syrian authorities accused Turkey of âair piracyâ and insisted that all the equipment on board the plane was for civilian use.
Russia insisted there were no arms on board the plane, in line with previous statements by President Vladimir Putin that it does not export weapons to Syria that could be used for internal purposes. It also complained that the way in which the plane was forced down was unsafe and that passengers were given no access to consular staff.
âThe Russian side is insisting on an explanation of the reasons for such actions by the Turkish authorities,â a foreign ministry statement said. âThe lives and safety of the passengers were placed under threat.â
But Mr Erdogan has shown himself unwilling to be diverted from putting pressure on the Syrian regime in any way he can short of outright war.
In the last week, he has continued to authorise artillery attacks on Syrian territory in response to cases where shelling from the regime side in the Syrian civil war has fallen on the Turkish side of the border.
While Turkeyâs Nato allies, including Britain, have warned against a further escalation of the crisis, Turkeyâs chief of military staff, General Necdet Ozel, on Wednesday threatened to go further. âWe responded and if it continues, we will respond with more force,â he said.
However, Mr Erdogan is also under pressure at home, with opinion polls showing opposition to Turkeyâs being dragged into a conflict with Syria, and a worsening of attacks by the Kurdish terror group the PKK in the south-east of the country which Ankara believes are supported by Damascus.
His actions may be directed as much towards Moscow as Syria. Russia has hinted that it is dissatisfied with President Bashar al-Assad of Syria but has shown no sign of dropping its diplomatic backing at the United Nations security council or putting further pressure on him to stand down.
Riad Kahwaji, director of the Insitute for Near East and Gulf Military Analysis, a think-tank, said Turkey might now be trying to show Russia there are consequences for allowing matters to continue to deteriorate.
âThis is definitely a clear message from Turkey to the Russians,â he said. âTurkey is feeling its national security is threatened to a level where it is ready to take measures against both Syria and those who are helping the Syrian regime.â
Turkey is justifying its action under Article 35 of the Convention on Civil International Aviation, which states: âNo munitions of war or implements of war may be carried in or above the territory of a State in aircraft engaged in international navigation, except by permission of such State.â It has refused to divulge the nature of the intelligence that caused it to act.
Last night, there were signs that Russia would not allow the incident to be a long-term obstacle to relations. It confirmed that a visit to Turkey by President Putin, originally planned for next week but postponed before the plane incident, would go ahead, possibly at the beginning of December.
